  • Area Demographics: Middle to upper middle class neighborhoods with high concentrations of seniors and adult children (Age 45 -64) current and positive forward trend
  • Service Offering: Stand alone or combination of IL, AL and Memory Care in a campus setting
  • Unit Capacity: 75 units or greater
  • Property Status:
    • Stabilized properties with opportunity for upside as well as distressed or management challenged properties
    • Class “A” or “B” properties built after 1985
    • No tax credit or low-income property
    • No skilled nursing care
