MBK Senior Living, LLC owns, operates and develops senior living communities providing standalone or a combination of independent living, assisted living and memory care services. For over 18 years, we have focused on building an experienced operations team whose skilled management adds value to both our existing community assets and new acquisitions. Based in Irvine, CA, we are a subsidiary of MBK Real Estate which is supported by the vast financial strength and global resources of its parent company, Mitsui & Co., Ltd.  MBK is a low leverage, high equity investor with the ability to assume current debt that is below market rates and/or complete an all cash transaction based on the particular opportunity at hand.

We are actively seeking acquisition and development opportunities within the Western United States based on the following criteria:

Acquisition Criteria – Existing Senior Living Properties:

  • Geographic Locations: California, Arizona, Nevada, Oregon, Washington, Colorado, Utah & Texas
  • Area Demographics: Middle to Upper Middle Class Neighborhoods with high concentrations of seniors and adult children (Age 45 -64) current and positive forward trend
  • Service Offering: Stand Alone or combination of IL, AL and Memory Care in a Campus Setting
  • Unit Capacity: 75 units or greater
  • Property Status:
    • Stabilized properties with opportunity for upside as well as distressed or management challenged properties
    • Current occupancy 70% or greater
    • Class “A” or “B” properties built after 1985
    • No tax credit or low income property

Development Site Criteria

  • Geographic Locations: California, Arizona, Nevada, Oregon, Washington, Colorado, Utah & Texas
  • Area Demographics: Middle to Upper Middle Class Neighborhoods with high concentrations of seniors and adult children ( Age 45 -64) current and positive forward trend
  • Site Size: 5 – 10 acres
  • Site Zoning: Multi-family preferred
  • Surrounding Use:
    • Retail and other services within 2 miles
    • Hospitals and major medical facilities within 5 miles
    • Close to upper middle class residential with parks and open space
